Also, DC’s Pub has finally opened!  This is a hot PUD, every Friday and Saturday night the entire parking lot is packed full of cars.  El Rodeo has also opened up over the past few months.  This is a great place to buy a real estate investment to hold long term.  Royal Run would be the best bet on a development to start investing in, it will get you in lower in price then anywhere else near the Anson development.  I of course put my $$$ where my mouth is, and own and rent out a ranch in the Anson development and Royal Run.

Q1 2008: $122,940

Q4 2009: $130,630

Growth rate: 6.3 percent

Indianapolis is riding a few trends that are bringing about an early recovery in its real estate market. While Indiana’s capital city did join in the housing boom this decade, prices didn’t reach the stratosphere. Indianapolis still suffered through the downturn, though: Building permits for new homes dropped 30 percent from their peak in 2005. But the housing market hit bottom earlier here than in most parts of the country - during the last quarter of 2006. Now, with the local economy poised to grow faster than the national average over the next two years, house prices are projected to post a respectable gain.
Indianapolis’s low unemployment rate has made it a destination for people fleeing cities like Fort Wayne, Gary, and Terre Haute. It’s also relatively cushioned from slowdowns in the national economy because more than a third of its workforce is employed in stable sectors like professional and business services, health care, education, and government. Those white-collar corps also help boost Indianapolis’s median household income to $50,500 a year. Given that you can buy a four-bedroom, 2,000-square-foot home for less than $200,000, that makes the place the nation’s most affordable major metro.

The way listings and website leads are supposed to work and the discount commission brokers

My website is generating between 2-3 leads per day.  In fact, my web traffic has increased 233% over the past 4 months.  A lot in part to my SEO work I have been doing on it.  About a week ago, an individual found my website, MyIndianapolisHome.com, and gave my business partner a call.  After talking with Derek, he found out she had an investment property(3 bedroom home) on the market for over 6 months during the middle of last year, it never sold. We also found out that the couple used one of the FSBO  discount brokers that just list your home on the MLS and that’s about all they do.   Pretty much no other market.  It sat there for six months with hardly any showings, no offers.  They had it listed for 110k at that time.   Remember this 110k price later.

Indianapolis Real EstateMy business partner met with them last Friday, and based on comps in the area, this thing should sell for more then 110k.  We listed it for 115k on Monday of this week.  Wednesday, we ended up with 4 showings.  Showing #2 put in a full priced offer for 115k.  Received pre-qual letter on buyer(credit score was in mid 750’s), and they are approved for 150k.  Want to move in as soon as possible.

Wow, we had it on the market for 3 days. And this is the Indianapolis market, not what I call a “hot” sellers market.

Oh yes, we aren’t discount brokers either:)

This home is in Washington Township, north side of Indianapolis.

We sold the home in just 3 days for 5% more then the discount broker.  You get what you pay for in real estate, just like any other industry.  If I went with an attorney that offered a “discounted” rate, I would be very concerned with what he was capable of really doing for me.

Once you’ve examined all your wants & needs, make a list of the most important features that you absolutely cannot live without. Those go to the top of your list. Everything else is a compromise!

Marketplace at Anson has full tenants

Lowe’s, CVS, State Bank of Lizton and Fifth Third Bank now all have final development plan approval for the marketplace

Lebanon — All spaces in the Marketplace at Anson have now received final development plan approval.
The two remaining pieces in the marketplace received approval Wednesday night at the Boone County Area Plan Commission meeting. The “anchor,” Lowe’s, and a “B shop,” Fifth Third Bank, now join the other two “B shops” CVS Pharmacy and State Bank of Lizton.
Both Lowe’s and Fifth Third Bank received unanimous approvals, with the bank proposal needing almost no discussion before a vote was taken.
Anson Project General Manager Tom Dickey explained to the APC when petitioning for Lowe’s approval that Duke initially was looking to place a grocery store as the anchor of the marketplace, but, due to conflicts, that idea was dropped.
“We planned on having a grocery store,” Dickey said. “The market was just not there for it.”
Construction on Lowe’s is scheduled to begin in summer 2007 and should open six months afterward.
Dickey said after dropping the grocery store idea, Lowe’s came to them and showed great interest in working with them.
The marketplace Lowe’s will be a little more upscale aesthetically. A couple extra features to the building will be the use of limestone and functioning windows on the outside.
And while all on the board were in favor of the project, APC member L.J. Jernstadt said he had some concerns with future traffic, citing that it is already difficult enough for people to exit onto Ind. 334.
Attorney Mike Andreoli, who represents the landowner to the east of the project, also had a road concern. Andreoli asked if there might be a connecting road between the two properties to allow easier access between the two areas. Dickey explained they tried to do so previously, but discussions fell through and they were not intending to do so.
The Marketplace at Anson is located on the southeast corner of Ind. 334 and County Road 650 East. The total size of the area is 36 acres.
