Also, DC’s Pub has finally opened!  This is a hot PUD, every Friday and Saturday night the entire parking lot is packed full of cars.  El Rodeo has also opened up over the past few months.  This is a great place to buy a real estate investment to hold long term.  Royal Run would be the best bet on a development to start investing in, it will get you in lower in price then anywhere else near the Anson development.  I of course put my $$$ where my mouth is, and own and rent out a ranch in the Anson development and Royal Run.

My website is generating between 2-3 leads per day.  In fact, my web traffic has increased 233% over the past 4 months.  A lot in part to my SEO work I have been doing on it.  About a week ago, an individual found my website, MyIndianapolisHome.com, and gave my business partner a call.  After talking with Derek, he found out she had an investment property(3 bedroom home) on the market for over 6 months during the middle of last year, it never sold. We also found out that the couple used one of the FSBO  discount brokers that just list your home on the MLS and that’s about all they do.   Pretty much no other market.  It sat there for six months with hardly any showings, no offers.  They had it listed for 110k at that time.   Remember this 110k price later.

Indianapolis Real EstateMy business partner met with them last Friday, and based on comps in the area, this thing should sell for more then 110k.  We listed it for 115k on Monday of this week.  Wednesday, we ended up with 4 showings.  Showing #2 put in a full priced offer for 115k.  Received pre-qual letter on buyer(credit score was in mid 750’s), and they are approved for 150k.  Want to move in as soon as possible.

Wow, we had it on the market for 3 days. And this is the Indianapolis market, not what I call a “hot” sellers market.

Oh yes, we aren’t discount brokers either:)

This home is in Washington Township, north side of Indianapolis.

We sold the home in just 3 days for 5% more then the discount broker.  You get what you pay for in real estate, just like any other industry.  If I went with an attorney that offered a “discounted” rate, I would be very concerned with what he was capable of really doing for me.
