Marketplace at Anson has full tenants

Lowe’s, CVS, State Bank of Lizton and Fifth Third Bank now all have final development plan approval for the marketplace

Lebanon — All spaces in the Marketplace at Anson have now received final development plan approval.
The two remaining pieces in the marketplace received approval Wednesday night at the Boone County Area Plan Commission meeting. The “anchor,” Lowe’s, and a “B shop,” Fifth Third Bank, now join the other two “B shops” CVS Pharmacy and State Bank of Lizton.
Both Lowe’s and Fifth Third Bank received unanimous approvals, with the bank proposal needing almost no discussion before a vote was taken.
Anson Project General Manager Tom Dickey explained to the APC when petitioning for Lowe’s approval that Duke initially was looking to place a grocery store as the anchor of the marketplace, but, due to conflicts, that idea was dropped.
“We planned on having a grocery store,” Dickey said. “The market was just not there for it.”
Construction on Lowe’s is scheduled to begin in summer 2007 and should open six months afterward.
Dickey said after dropping the grocery store idea, Lowe’s came to them and showed great interest in working with them.
The marketplace Lowe’s will be a little more upscale aesthetically. A couple extra features to the building will be the use of limestone and functioning windows on the outside.
And while all on the board were in favor of the project, APC member L.J. Jernstadt said he had some concerns with future traffic, citing that it is already difficult enough for people to exit onto Ind. 334.
Attorney Mike Andreoli, who represents the landowner to the east of the project, also had a road concern. Andreoli asked if there might be a connecting road between the two properties to allow easier access between the two areas. Dickey explained they tried to do so previously, but discussions fell through and they were not intending to do so.
The Marketplace at Anson is located on the southeast corner of Ind. 334 and County Road 650 East. The total size of the area is 36 acres.
